Selling your home and buying in another state?
Coordinate the sale and the destination purchase as two transactions with connected cash and timing. Assign responsibility for each deadline and verify local requirements with the professionals handling each property.
Before listing the current home
Build an estimated seller net sheet using a dated mortgage payoff, agreed selling expenses, and likely repairs or credits. Ask the selling agent how pricing, preparation, and the expected possession date fit your move. Set a decision point for revisiting price or timing if the home has not sold.
Before choosing the destination property
Give the destination agent objective requirements: budget, property features, travel limits, and move dates. Obtain property specific tax information, insurance quotes, disclosures, and applicable association or use restrictions. Costs and requirements vary by property and jurisdiction. Do not use general city impressions as a substitute for address specific due diligence.
Before making an offer remotely
Ask for a live walkthrough that covers rooms, exterior areas, visible condition, and measurements you need. Decide who will attend inspections, how reports will be delivered, and whether a follow-up visit is possible. A video tour is not a substitute for independent inspections. Have your local agent explain inspection deadlines and your contractual options.
Before relying on financing
Tell the lender about your relocation, expected employment or income changes, existing home obligations, and source of purchase funds. Ask which documents are needed and when. Get guidance directly from the lender rather than assuming a preapproval remains unchanged after a change in circumstances.
Assign the two agents and closing teams their handoffs
- Selling agent: track the current sale’s contract deadlines, buyer progress, and possession agreement.
- Destination agent: track purchase deadlines, property access, local due diligence, and possession.
- Lender: confirm financing conditions and required evidence of source funds.
- Each closing professional: confirm signing arrangements, funding, disbursement, and local closing steps.
Ask who will communicate a delay to the other transaction and agree on what information can be shared. An agent introduction alone does not establish a coordinated closing plan.
Before scheduling dependent closings
Ask when your sale proceeds can be disbursed, how they will reach the purchase closing, and when funds must be received. Do not assume signing means cleared money is available. Verify wiring instructions independently using trusted contact information. Avoid making travel or move commitments that depend on unconfirmed possession.
Plan arrival and a delayed sale
Confirm when keys and occupancy are available under the contract. Put temporary housing, storage, rescheduled movers, and additional carrying costs into a fallback budget. If the sale is delayed, revisit both the money and the contract dates with the relevant professionals. Read the overlap examples before assuming you can carry both homes indefinitely.
Put the decision on paper.
Use your own assumptions and bring the result to the professionals helping with your move.

Examples use illustrative assumptions and original arithmetic. Planning recommendations are editorial analysis. Local contracts, funding steps, charges, and loan requirements need transaction specific verification.
