How to compare mortgage offers beyond the rate

Compare offers using the same purchase price, down payment, loan type, and timing. A lower quoted rate can come with different upfront costs.

Align the assumptions

Before comparing, confirm loan amount, term, rate lock assumptions, and whether the rate is fixed or adjustable. Different assumptions can make one offer appear cheaper without making it suitable for your plans.

Compare the cost categories

Use official Loan Estimates to compare lender charges, points, credits, and total estimated cash to close. Ask the lender to explain differences in taxes, insurance, and third party estimates rather than treating every difference as a lender price difference.

Consider your expected holding period

If one offer costs more upfront to reduce the monthly payment, divide the extra upfront cost by the monthly savings for a simple break even estimate. That shortcut does not capture every financing effect. Ask your lender for a complete comparison.

Check the operational details

Ask who will handle the file, what documents are outstanding, and whether the lender can meet the proposed closing timeline. Keep written offers and explanations together so you can compare the same information.

Sources and method

Examples use illustrative assumptions and original arithmetic. Planning recommendations are editorial analysis. Local contracts, funding steps, charges, and loan requirements need transaction specific verification.
